The Autism Learning Center is a school for autistic kids operated by the Autism Learning Foundation, situated in the heart of Gilbert, Arizona. This unique project faced several challenges during development as the site was previously an existing residential lot. The expertise of Arizona civil engineering firm Millett Engineering and Consulting was essential throughout the administrative design review and construction documents phases. This design review process, mandated by the Town of Gilbert, was crucial for obtaining permits to establish a school on a site zoned for single-family use (SF-35). As part of the stipulations, the existing onsite buildings and site required upgrades, including enhancements to parking, fire lines for fire protection, and an improved access driveway.
The development faced the challenge of minimizing costs for the non-profit charity while ensuring all necessary improvements were made for the school's functionality. Through creative land development solutions, the team utilized the existing flood-irrigated areas of the lot to meet retention requirements. Additionally, they limited all onsite retention basins to less than 1 foot of ponding to keep drainage facility improvement costs manageable.
