Emerald Acres Subdivision is located in the heart of Gilbert, Arizona. This subdivision was developed and completed as 3/4 acre finished lots for future homeowners to build their dream custom home. This rare newly developed subdivision is 13 lots on approximately 12 acres. The site features an agrarian private road with a cul-de-sac for a quiet neighborhood street.
Each lot is a minimum of 35,000 square feet ready to build with utilities like water meter, power, and communications available for each lot.
Millett Engineering & Consulting played a key role in all phases of development of this subdivision from zoning, preliminary plat, construction documents and dry utility coordination. This included assistance in coordinating the zoning process with the Town of Gilbert, coordinating required public notices for the preliminary plat approval and coordinating dry utility design for natural gas, power, and communications.
One of the challenges faced was developing a new private street around two existing developed lots. This development had 50' of land width from the arterial road into the subdivision. This 50' was to provide a new private road, required landscaping, and necessary room for public utilities. The solution involved providing a 28' wide agrarian street, with 11' wide landscape tracts to provide the transition to the existing yards of the existing developed lots. This solution provided room for all the needed utilities (water, power, gas, and communications) and a nice entry into the subdivision.
