The CJ is a luxury apartment site located in Mesa, Arizona. This multi-family property is on approximately 2.3 acres with 36 townhouse style apartments at approximately 15.5 DU/ac. Each unit is a 3-bedroom/2-bathroom unit and comes with a private balcony and private 2-car garage.
The site is located adjacent to the eastern irrigation canal and treats the canal as a feature point with 19 of the 36 units overlooking the calm water of the canal from their private balcony. The site features a centralized open space with a community pool, playground and seating area. In addition, the site has a 6,000 square foot dog park to cater to the residents with fury pals.
Millett Engineering & Consulting played a pivotal role in providing civil engineering services for the project. One of the challenges that this site imposed was maximizing the yield onsite with the triangular shape of the 2.3-acre site that fronts the Eastern Canal. The onsite decisions to use a mix of underground storage and above ground retention maximized the usable open space and maintained the density target for the project while limiting the cost impact of solely choosing underground retention storage.
